Tihany is one of the most iconic settlements on Lake Balaton, where vineyards and orchards have defined the landscape for decades. However, in recent years, huge luxury villas have increasingly replaced traditional agricultural areas, especially around Óvár, bringing noticeable changes at the local level.

The area is still officially a garden agricultural zone, where buildings of up to 80 square meters can be built. In reality, however, significantly larger properties have been built, and almost all of them have a pool – although local regulations prohibit the construction of pools. The permits were often requested under the title of fire water reservoir or fruit washer, as revealed by aerial photos.

According to the municipal leadership, the municipality currently has no authority to act against the irregular constructions. The mayor and the chief architect both believe that demolition procedures would be a process lasting years. Meanwhile, property prices in the area have also risen significantly.

The changes may also affect Tihany's tourist and natural character, as the characteristic landscape of the Balaton Uplands is increasingly transforming. 🏡 For the local community, this is not only an aesthetic but also a long-term environmental issue.
