The fate of the Balaton shoreline properties is currently a particularly sensitive topic in the region, as the protection of the lakeside areas determines not only the natural values but also the quality of life of the locals. On the Balatonaligai shoreline section, the fate of fifteen valuable plots was recently decided when the Bayer group sold them at a high price to an investor circle – on these plots, privileged building opportunities opened up due to the previous government decree.

The joy of the civilians is mixed with feelings after the repeal of the decree raised hope of preventing landscape-destroying projects. At the same time, uncertainty prevails: will the bankruptcy of Bayer Construct or other developments affect the 37-hectare former party resort area, and will it be possible to revoke the already issued building permits? Ágnes Forsthoffer, a local activist standing up for the protection of Balaton, believes that amending the 2025 government decree known as “Baték” would also be crucial to avoid the appearance of oversized villa rows.

The greatest fear of the Aligai residents is that large holiday homes could still be built on the lakeside plots starting from the former swimming pool on the territory of the former Aliga II. before the regulatory changes. This would not only irreversibly change the Balaton landscape but would also mean the loss of the peace and accessibility of the shoreline strip for the local community. 🌊 According to the civilians, only stricter regulations prioritizing lakeside values can protect this irreplaceable shoreline section in the coming years.
