Has the luxury dream ended in Balatonaliga? The privileged status has been revoked 🌊
Balatonaliga's coastal areas have always received special attention in the Balaton region, as it is one of the most valuable sections of the southern shore of the lake. However, in recent years, serious debates have arisen over the developments on the former Club Aliga area, which have now taken a new turn.
The government office rejected the building permit for a 947 square meter luxury villa on one of the plots previously separated from the meadow above Kádár Bay. At the same time, another permitting procedure was also terminated. According to the Aligai Fürdőegyesület, this is due to the fact that the area's privileged investment status was revoked in August, so the local building regulations, including the 5 percent buildability limit, are once again in effect.
This change directly affects local communities fighting for the preservation of the Balaton shore. Previously, the privileged status allowed owners to essentially freely shape the plots, which raised serious concerns regarding the lakeside landscape and natural values. The Aliga II. area had already been parceled out, and the plots were purchased by real estate developers.
As a result of the current decision, it has become questionable how these investors can continue with the planned luxury projects. For the residents of Balatonaliga and the civilians working for the preservation of the Balaton shore, this could be an important step towards preventing excessive development 🌊. Stricter compliance with local regulations could help preserve the region's characteristic green lakeside image in the long term.
