The real estate market around Lake Balaton is undergoing significant changes: the average asking price per square meter for new apartments has reached two million forints, which directly affects the appearance of the lakeside settlements and the possibilities for holidaymakers. The price increase is mainly due to the limited expansion options in waterfront areas, so developers are launching new projects more cautiously. Currently, around 3,100 apartments are being built in 75 projects in the lakeside settlements, about half of which are still for sale. Siófok remains the largest center: more than 700 new apartments are under construction here, accounting for a quarter of the total Balaton supply. In the eastern basin settlements – due to proximity to the capital – prices are typically higher, while more favorable values can be found in the west. In Balatonfüred 400, and in Balatonföldvár, Balatonlelle, Balatonszemes and Keszthely around 300-300 apartments each are expanding the supply. The highest prices can be observed in Balatonakarattya, where the price per square meter can reach 2.5 million forints. This trend also affects tourism: the more expensive apartments are aimed more at investors and premium holidaymakers, which in the long term may increase the quality of lakeside services, but at the same time may limit housing options for locals and guests with smaller budgets. 🏠🌊
